The Planning Board plays a vital role in shaping the visual and cultural landscape of our community for residents, business owners, and visitors. It has two primary functions: first, it reviews "Site Plans" for proposed construction or alterations on various parcels of real property; second, it assesses whether a particular parcel in the village can and should be subdivided.
In making these decisions, the Planning Board is guided by Village Code regulations related to land use, as well as its insight into the specific lot and the overall community. Nyack has adopted a Comprehensive Master Plan that articulates the village’s vision for the future.
